Commercial Building Project
Commercial Building Permits (20YY-MSS-COM-#####) are used for a variety of commercial building projects. Based on the type of permit you are applying for, requirements and details on the permitting process are provided below. Commercial building applications are required to be submitted through our portal and meet electronic plan review requirements.

Construction of NEW 1-2 unit dwellings are required to apply for a Residential Building Permit and comply with the International Residential Code (IRC). Residential Buildings with 3 or more dwelling units are required to apply for a Commercial Building Permit and comply with the International Building Code (IBC).
Required Documents:
All permit applications should be complete to support comprehensive review by departments. Applicants must provide at time of permit submission the following:
- Plan documents meeting all electronic review requirements
- Supplemental documents, as outlined on Site Plan Checklist, including, but not limited to:
- City StormWater Pollution Prevention Plan (SWPPP)
- Energy Compliance Certifications (ComCheck) in PDF format
- Wastewater Classification Survey
Adding new square footage to an existing structure.
Required Documents:
All permit applications should be complete to support comprehensive review by departments. Applicants must provide at time of permit submission the following:
- Plan documents meeting all electronic review requirements
- Supplemental documents, as outlined on Site Plan Checklist. This may include a City StormWater Pollution Prevent Plan (SWPPP), depending on the the amount of disturbed area.
- Asbestos documents are typically required for any addition or remodel to commercial properties
- Wastewater Classification Survey
Remodeling an existing structure, not adding any new square feet or additional dwelling units.

- Plan documents meeting all electronic review requirements
- Supplemental documents, as outlined on Site Plan Checklist. This may include a City StormWater Pollution Prevent Plan (SWPPP), depending on the the amount of disturbed area.
- Asbestos documents are typically required for any addition or remodel to commercial properties
- Wastewater Classification Survey
A building occupancy is altered or replaced, for example from manufacturing to office.

- Review the Change-of-Use Guide to prepare the application.
